Designer’s statement: The project is called “The Beach Loft” and it is a renovation that I fully designed and built. My company is TYPE-D Living and I specialize in the design and build of restaurants, bars, and unique residential spaces. My background is Industrial Design, and I am a one man show that designs and builds all the custom elements (furniture, installations, custom lighting, etc) myself.

This particular loft is something that I own, and spent approximately 5 months building. The space was a full gut, and nothing from the original space was left the same. The biggest undertaking was building a second mezzanine with an industrial steel grating bridge to connect it to the original mezzanine where the bedroom is.

I wanted to maximize space in the loft and take advantage of the 20’ ceiling, but also not close the space in and cut off the natural light coming from the existing skylights. The hammock floor in the mezzanine was a great solution to create functional space while still allowing light to pass through the netting. The additional 242 sq/ft that I added provides for a home office and reading nook, and can also double as a place for a guest to sleep.

My design inspiration was New York meets California, where I wanted to incorporate many industrial elements with softer materials to create a cozy yet structured vibe. The building itself is a 12-unit factory conversion located in The Beaches in Toronto, Canada (1 block away from the beach), so the theme seemed to be fitting. Some of the custom furniture that I built reflects this theme, from a street light lamp, to a telephone booth phone charging station, to a heavy-duty boiler-room door that opens up into a liquor pantry. However, I did want to make sure that the overall feel of the space was more modern, so the kitchen has very clean lines, and most of the furniture and finishes reflect this as well.

Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated.

Good afternoon I would like to tell our story, as I promised the administration to leave an honest review on all platforms.
The fact is that we celebrated a girlfriend’s bachelorette party in your establishment. The gazebos fit the concept and we opted for La Plage.
So, I want to note right away that the food is really tasty and the waiters are friendly. They asked “are we all right”, for which many thanks. But that’s where the positives end, unfortunately.
Cons:
1. There are people sunbathing around small pavilions, there is no privacy, no noise isolation, as we listened to music from other places)
2. We asked for a knife to cut a lemon. To which we were told that it is paid.

Now let’s get down to the most interesting story about employees, or rather about a certain person – a security guard named Maxim.
Our rental ended at 21:00. We amicably left our gazebo and moved to lie down on the sunbeds in the common free area, where people were sunbathing before. And suddenly we see a man who sends us VERY ROUGH and tells us to “get off the beach”, saying: “Don’t you know how to read?! Didn’t the session get extended? Then get out of here. I’m waiting!!!!”. And the most key moment is that he was SPITTING seeds on this very beach, almost in our faces.
I’ll note right away that we behaved decently: we didn’t eat, we didn’t spoil anything, we didn’t make any noise. just relaxing).
For the first time in my life I met with SUCH BAD BEHAVIOR and rudeness of a man to a company of girls. I went up to him and clarified why he was talking so rudely and why he was spitting sunflower seeds on the beach from which he was kicking us out.
