How to rent out housing in Barcelona and Andorra – Tranio.Ru
There is an opinion among real estate market specialists that resort regions are not suitable for investment. In most cases, this is the case. However, Barcelona and Andorra are exceptions to this rule.
Demand for real estate in Barcelona exceeds supply, and prices are already on the rise, despite the fact that the Spanish market as a whole has not yet recovered from the crisis. According to Idealista, prices in Barcelona increased by 3.5% year-on-year in 2014 and will continue to rise. Rent is also likely to rise in price. More than 7 million tourists visit Barcelona every year. Due to the rich cultural life, there is a demand for housing and recreation not only in summer, but also in spring and autumn.
Andorra, which is only 4 hours from Barcelona by car, also has many advantages. This is not only a ski resort, known throughout the world, but also a thermal resort with hot springs. Andorra offers high-class medical and cosmetology services, spas, the purest mountain air, amazing nature and excellent cuisine. In winter, people come here to ski, in summer they go shopping, so there is a demand at different times of the year.
Licenses
Both in Barcelona and Andorra apartments can be rented daily or monthly.
According to local laws, you can only rent an apartment in Barcelona if you have a special license. There is now a two-year moratorium on the issuance of new permits. According to Mas-Spain, daily rentals in Andorra are handled by tourist organizations and agencies working with hotels, apart-hotels, campsites and pensions. There are also apartments that are rented out by the week (mainly in winter, but also in summer). Apartments must be registered with the authorities as tourist apartments and resort furnished apartments.
How much you can earn
In Barcelona, a new apartment of 50-60 m² and costing 157-200 thousand euros can be rented out on average for 800 euros per month or 9,600 euros per year. Profitability — 5-6%.
“You can earn a lot more by renting out by the day than by renting out by the month.
For example, in a week you can earn an income of 600–800 euros,” says Alina Batyrshina.

House of 105–155 m², €265,000–€350,000 with swimming pool, located on the Costa Dorada, an hour from Barcelona, can be rented for €2,000 per week or €40,000 per year . Housing is rented out on average 20 weeks a year. Profitability – 11-15% per annum.
According to Mas-Spain, in Andorra the price per day varies from 80 to 120 euros, per month – from 500 to 3 thousand euros. Profitability — from 3–5%. An apartment of 40-42 m² worth 90-99 thousand euros can be rented out for an average of 600 euros per month. Profitability – up to 6% per annum (including taxes). New apartments with an area of 65 m² for 150–200 thousand euros are rented for 800–1,000 euros per month.
Maintenance costs
The owner usually pays for repairs and maintenance of the building, and the tenant pays for utilities (electricity, water and heating).
The cost of electricity and water in Barcelona is about 70 euros per month. For apartments, there is also a “communidad” – a regular contribution for repair work or maintenance of the apartment, approved at a meeting of residents. The amount of “communidad” is about 50 euros per month. Cleaning the house, maintaining the garden, cleaning the pool cost about 100 euros per month.
The annual tax for a new 60 m² apartment worth €157,000 in Barcelona is €600-€700. Tax for a house with an area of 105-155 m² worth 265-350 thousand euros – 350-400 euros per year. Management company expenses — 35% of the rental price.
There is no annual property tax in Andorra
According to Alina Batyrshina, unlike Spain, Andorra does not have an annual property tax. Maintenance costs 40–50 euros per month. Plus, there are payments for electricity (35 euros per month), water supply (10-18 euros) and heating (100 euros per month, only six months of the year).
